1. Are pets permitted? If so, how much are pet fees?

100 Park welcomes our four-legged residents. There is a limit of two pets per apartment, and certain breed restrictions on dogs. Please contact our office with any questions.

2. Is my security deposit totally refundable?

At the end of your lease term your security deposit is returned to you along with any earned interest (after 25 consecutive months of residency). However, if applicable, monies will be deducted for any damages or other outstanding charges owed on the account.

3. If I get a job transfer, can I break the lease?

Yes, we understand that sometimes the unforeseen happens. Should your circumstances change, please notify our office immediately, and we will be glad to explain in detail the Lease Termination procedures based on your situation.

4. What utilities are included in my lease?

At 100 Park it is your responsibility to pay for all utilities. We require gas and electricity to be established in your name. We will establish the water/sewer service on your behalf. If you choose to, you may also sign up for cable, Internet and phone. Please contact our office to find out how to begin these services.

5. How long is the term of the lease? Do you accept short-term leases?

Currently, 100 Park is offering 12-month lease terms. This may change at any time, however, so please contact our office to find the most up-to-date availability and lease terms.

6. If something needs to be repaired in my apartment, how do I report it?

You can register on our website and enter work orders from there, or you can call or email the office directly. If there is an after-hours emergency, please call 484-638-6950 and leave a message on the emergency line and a maintenance technician will call you momentarily.

7. When is my rent payment due? When is it late?

All rent is due on the first of the month and is late on the second. You have a grace period of five days, however, to pay your rent without a late fee. If rent is not received on or before the fifth of the month, a ten percent (10%) late fee is assigned to the account. Remember to ask our office about signing up for our automatic rent withdrawal program.

8. There is a person who might be staying with me for a while. Is that permitted by the lease?

We welcome you to bring guests to 100 Park to show them your great home here. Please remember, however, that any guest staying with you for longer than 14 days must be registered with the leasing office.

9. Do you have reserved parking?

One of the great things about living at 100 Park is that once you are parked you can walk to everything. In fact, you have access to a private, gated garage used exclusively by residents of 100 Park, as well as free open-area parking. Please contact our office to discuss garage availability.

10. I have a motorcycle. Where can I park it?

You are welcome to park your motorcycle in our resident parking area. Please contact our office for availability of parking.

11. My children live with me in the summer; do I need to notify your office when they arrive?

Yes, all occupants will need to be listed on your lease agreement, even if they are only partial-year residents. For those over the age of 18, a background check must be performed.

12. Do you have cable services?

Yes, 100 Park has access to digital cable and high-speed Internet.

13. Will you accept packages for me?

As a resident of 100 Park, you have access to many great amenities, one of them being our award-winning service. Packages will be accepted by our office staff and available for you to pick up. We can also feed your cat or pick up your mail while you’re away.
